Landlords are legally responsible for the gas safety of a tenant. This means, by law they must:

Keep a record (cp12) of each Gas Safety Check

Repair and maintain gas pipework

Keep appliances to a safe condition

Ensure an annual Gas Safety Check is carried out
A Landlords Gas Safety Check includes a check on all the appliances in the rented property, a check for gas leaks at the meter and a Gas Certificate know as a CP12.
